Are we in sellers’ market in Bowie Maryland? Yes, but like the saying goes “all real estate market is local”, but definitely in Bowie Maryland we are in sellers’ market as houses are getting multiple offers within few days in the market.

A detached house in Bowie zip code 20716 that my team listed for sale on May 15th, with the first showing on May 17th had 26 showings by May 21st. By May 22nd, just five days of showing, we received multiple offers well above the listing price!!!

An open house scheduled for May 21st had over 20 visitors and this was on a raining, cold Saturday.  Even with the inclement weather, it was a very successful open house.

For a seller to get offers quickly in any market, and especially in a “sellers’ market” here are few tips!!!

1-   Price: The most important factor in selling or buying is pricing, the buyers determine price not the sellers. While the market is hot right now with lots of buyers looking to buy, buyers are not going to over pay, while there are comparable houses in the market with better price. So it is very important that pricing is within what market can bear!! We were able to get offers quickly because we advised our client to price the house competitively as compared to other homes within the area.
If you have a house in the market in the Bowie area for over 30 days with little or no activity, it is time to re-evaluate your pricing strategy.

2-    Condition: Competitive pricing will bring buyers in, but condition of the house will make them stay. Our client’s house in Bowie had to be freshly painted and other little items taking care of before we can start marketing for showings. We advised the seller on items that needed to be taking care of before we allow buyers in to view the house.
